Patrick is the Senior Partner at Terra law LLC and is recognised as a notable practitioner (Band 4) for 'Real Estate (Singapore)’ through Chambers Asia Pacific 2024.

He advises clients on a diverse spectrum of real estate property law. He has acted in more than 40 collective sale and property development projects. He has undertaken real estate transactions including tenders, private treaties, development and sales of residential, industrial and commercial properties, refinancing arrangements, amalgamation of titles, subdivisions, privatisation of estates, leases and tenancies as well as property disputes. Patrick routinely advises property developers on the acquisition of land for redevelopment and on property-related investment transactions.

Patrick has also advised clients on a wide variety of commercial and corporate share transactions involving property investments and holding companies, including acquisitions, joint venture agreements and structuring of companies.

He is a member of the Law Society of Singapore and Singapore Academy of Law and is a Notary Public.

• Tanglin Shopping Centre, an iconic and established landmark in Singapore on Orchard Road and the highest transacted commercial building in Singapore, the biggest commercial collective sale in Singapore for 2022. Transaction value SGD 868 million.
• Gloria Mansion, a freehold condominium. Transaction value. SGD 70.3 million.
• Maxwell House, a commercial property located close to the CBD and close to Chinatown. Transaction value SGD 276.8 million.
• Vista Park, a leasehold condominium. Transaction value SGD 418 million.
• Eunos Mansion, a leasehold condominium. Transaction value SGD 220 million.
• Balmoral Garden, a freehold condominium. Transaction value SGD 83 million.

• Selegie Centre, a mixed-use development property, comprising of commercial and residential units along Selegie Road. Transaction value SGD 120 million.
• 45 Amber Road, a freehold site. Transaction value SGD 156 million.
• Green Lodge, a freehold condominium, the biggest residential collective sale in Singapore for 2012. Transaction value SGD 191.88 million.
• Two industrial buildings at Tagore Road. Transaction value SGD 135 million.

• 17 linked shop houses at Jalan Sultan. Transaction value SGD 28 million.

Owners in privatisations, including:

• Braddell View, one of the oldest and largest HUDC developments in Singapore, comprising 920 units.
• Neptune Court, one of the largest HUDC estates, comprising 772 units.
